The Facilities Maintenance Associate possesses a variety of basic mechanical, plumbing, and carpentry skills. No trade license is required. The person in this position must be able to perform minor maintenance, such as replacing lights, painting and assembling fixtures. The Facilities Maintenance Associate also ensures vehicles are scheduled for routine maintenance. The person in this position will, where applicable, direct vendors and execute the service delivery of preventative, corrective, general maintenance for special service needs and projects as well as ensure walking paths are maintained during inclement weather. Repair building as needed to include locks, ceiling tiles, minor wall damage. Work overtime as required or directed to support business needs. Principle Accountabilities:* Activities include the execution of maintenance services needed to operate the facility, schedule work orders as it pertains to corrective maintenance and preventive maintenance* Manage all detailed maintenance records and equipment history files and information for all site equipment and utilities.* Documentation focus includes accuracy, completeness and timely completion of all required work.* Review site maintenance procedures, practices and equipment records making recommendations for improving predictive and preventive maintenance.* Partners with Warehouse Manager to maintain the master equipment list and preventive maintenance schedule* Where applicable, generates, assigns and oversees maintenance work performed by others (i.e. office cleaning, building maintenance, warehouse cleaning, etc.)* Schedules all corrective maintenance, preventive maintenance, and calibrations.* Process Maintenance Request/Work orders in a timely manner and updates in computer system* Communicates with manager and equipment owners of upcoming PM Work Orders & coordinate maintenance schedule with busy season schedules.* Coordinates maintenance activities between internal and external resources.* Prepare Preventive Maintenance checklist and/or procedures for all future capital equipment installations.* Able to and comfortable with operating a powered industrial lift as needed* Perform other duties as assigned Skills & Competencies:* Effective oral and written communication skills* Able to independently work on multi-faceted maintenance activities; may independently manage multiple tasks and priorities of suitable scope and complexity.* Able to and comfortable with operating a powered industrial lift as needed* Computer experience to include the following: MS Word, Outlook, and Excel or similar. Education: High school diploma and Vocational Technical school/certification in maintenance discipline (i.e. Electrical, HVAC, etc.) with a sufficiently demonstrated level of performance in a trade and/or craft as a technician. Work Environment: This job operates primarily in both warehouse and office environments. Exposure to weather related elements will occur. Physical Demands: The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job with or without reasonable accommodation. While performing the duties of this job, the employee is regularly required to talk and hear. The employee frequently is required to stand; walk; use hands to finger, handle or feel; and reach with hands and arms. The employee is required to occasionally stoop, bend, crawl and climb stairs and ladders. Must be able to lift up to 50 pounds using proper lifting technique.
