Maintenance & Facilities Technician III Job Description The Lead
Industrial Maintenance & Facilities Technician III is responsible
for overseeing advanced maintenance operations, coordinating
facility upkeep, and ensuring optimal performance of industrial
equipment across the site. This role serves as a technical expert,
mentor, and hands-on leader who drives reliability, safety, and
continuous improvement in a fast-paced manufacturing or industrial
environment. Responsibilities Lead daily maintenance operations by
assigning tasks, coordinating schedules, and ensuring timely
completion of work orders. Perform advanced troubleshooting on
mechanical, electrical, pneumatic, and hydraulic systems. Oversee
preventive and predictive maintenance programs to maximize
equipment uptime and extend asset life. Support facility
infrastructure, including HVAC, plumbing, electrical distribution,
building systems, and grounds. Train and mentor junior technicians
in technical skills, safety practices, and standard operating
procedures. Collaborate with engineering and production teams to
resolve equipment issues and implement process improvements.
Maintain accurate documentation including maintenance logs,
equipment histories, and compliance records. Ensure adherence to
safety standards, regulatory requirements, and company policies.
Manage spare parts inventory and coordinate with vendors for
repairs, supplies, and contracted services. Participate in capital
projects, including equipment installations, upgrades, and facility
expansions. Essential Skills 4-5 years of industrial maintenance
experience in manufacturing, distribution, or heavy industrial
environments. Strong expertise in mechanical, electrical, and
automation systems, including PLCs, motors, drives, conveyors, and
robotics. Ability to read and interpret technical documentation
such as schematics, blueprints, and equipment manuals. Proficiency
with CMMS systems for work orders, asset tracking, and maintenance
planning. Excellent leadership and communication skills with the
ability to guide teams and collaborate cross-functionally. Strong
understanding of OSHA and facility safety standards. Ability to
lift, climb, and work in industrial environments as required.
Additional Skills & Qualifications Experience with SAP system.
Familiarity with HVAC systems. Supervision and maintenance

Work Environment The position is based in a fulfillment location in
Arlington with a work schedule from 9 am to 6 pm, Monday through
Friday. The role involves working in an industrial environment,
requiring familiarity with technologies like CMMS and SAP. Job Type
& Location This is a Contract to Hire position based out of
Arlington, TX. Pay and Benefits The pay range for this position is
$32.00 - $37.00/hr. Eligibility requirements apply to some benefits
and may depend on your job classification and length of employment.
